Send an email to ryan.attenson@grovegate.com, describing the deal Ryan will send you a loan submission sheet to be filled out and email back to him.
An email is then sent out to the broker acknowledging the submission.
The managing directors will review the pertinent facts concerning the property to be financed and review the proposed loan amount in relation to the suggested value.
The managing director for the fund will then reach out to the broker or borrowing principals involved to shore up specific details regarding the property to fully understand the story of the loan.
Once those details are understood a Loan Term Sheet is issued to the proposed borrower(s).
The Borrowers sign off on the term sheet and we will order the supporting documents like an appraisal, title work, income docs on the property if needed etc.
Once all of the documents have been reviewed, a clear to close (CTC) will be issued with instructions for funding
The closing date will be clearly written on the CTC as well as how the closing is to take place; ie. remote or in person and where.
On the day of closing the funds will be wired to the title company. The clients will already have a closing worksheet from the title company before the closing.
The title company will close and settle the transaction and arrange for any proceeds to be sent to the client(s).
